What is Concrete Tile?

Concrete roof tiles are made from sand, cement and water, molded into flat, low-profile or barrel shapes that can imitate clay, slate or wood. They are usually lower in material cost than clay tile, but they are heavy and more absorbent, and surface color can fade over time unless the tile is colored through. Like clay, concrete tiles typically outlast the underlayment beneath them.

Often chosen for

  • Tile look at a lower material cost than clay
  • Roofs engineered for the weight

Types and installation methods

Flat / low-profileImitates slate or shake.
High-profile / barrelImitates Spanish clay tile.
Through-colored vs surface-coloredColor mixed through the tile fades less than a surface slurry coat.

Pros and cons

ProsCons
  • Durable and non-combustible
  • Lower material cost than clay
  • Many profiles and colors
  • Heavier than most roofing; structure must be checked
  • More water-absorbent than clay
  • Surface color can fade
  • Tiles can crack under foot

How long does Concrete Tile last?

Estimated life expectancy: 100+ years (clay/concrete tile), from InterNACHI's Standard Estimated Life Expectancy Chart. InterNACHI says these figures assume regular maintenance and normal wear and are guidelines, not guarantees. Real service life depends on installation quality, drainage, exposure and upkeep.

Signs your Concrete Tile roof needs repair

  • Cracked or broken tiles
  • Faded or eroded surface
  • Leaks under intact tiles (underlayment)
  • Ridge and hip mortar cracking

Repair or replace?

Replace cracked tiles and renew underlayment and flashing as needed, reusing sound tiles. Full replacement is usually driven by underlayment failure or a decision to change material, not by the tiles wearing out.

What affects the cost

We price every job after inspecting and measuring the roof. These are the main factors:

  • Tile profile and color type
  • Salvage vs new tile
  • Underlayment and flashing
  • Structural check for weight
  • Pitch, height and access

Concrete Tile FAQ

Concrete vs clay tile: what's the difference?

Clay tiles are kiln-fired clay with color fired in; concrete tiles are molded sand and cement, usually lower in material cost but heavier, more absorbent and more prone to color fading.

Are concrete roof tiles heavy?

Yes. Concrete tile is among the heavier roofing materials, so the roof structure must be able to carry it. We check before recommending it, especially when converting from a lighter roof.

Can concrete roof tiles be painted?

They can be coated with products made for concrete tile, which can refresh faded color, but a coating does not fix cracked tiles or failed underlayment.

How long does a concrete tile roof last?

InterNACHI's estimated life expectancy chart lists clay and concrete tile at 100+ years with regular maintenance; underlayment usually needs renewal sooner.
