What is Clay Tile?

Clay roof tiles are kiln-fired clay, made in barrel (Spanish or mission S-tile) and flat profiles. The color is fired into the clay, so it fades very little. Clay tile is heavy and brittle under foot, and on most clay roofs the underlayment and flashing beneath the tiles wear out long before the tiles do. Repairs usually mean lifting tiles carefully, fixing what is underneath and relaying them.

Often chosen for

  • Homes with existing clay tile roofs
  • Mediterranean or Spanish-style houses
  • Owners prioritizing longevity and appearance

Types and installation methods

Barrel / Spanish (S-tile)Curved tiles with the classic Mediterranean look.
Flat clay tileFlat or interlocking profiles, including shingle-style tiles.
Glazed vs unglazedGlazed tiles have a fired-on glossy finish; unglazed show natural clay color.

Pros and cons

ProsCons
  • Very long-lasting tiles
  • Color fired into the tile resists fading
  • Non-combustible
  • Tiles can often be salvaged and reused
  • Heavy: requires adequate structure
  • Tiles crack if walked on or struck
  • Matching older or discontinued tiles can be hard
  • Underlayment and flashing beneath need periodic renewal

How long does Clay Tile last?

Estimated life expectancy: 100+ years (clay/concrete tile), from InterNACHI's Standard Estimated Life Expectancy Chart. InterNACHI says these figures assume regular maintenance and normal wear and are guidelines, not guarantees. Real service life depends on installation quality, drainage, exposure and upkeep.

Signs your Clay Tile roof needs repair

  • Cracked, slipped or missing tiles
  • Leaks under intact tiles (often underlayment)
  • Failed flashing at walls, chimneys and valleys
  • Mortar at ridges and hips cracking

Repair or replace?

Broken tiles can be replaced and sections relaid over new underlayment. If the underlayment has failed across the roof, the usual approach is to remove the tiles, install new underlayment and flashing, and reinstall the original tiles, replacing only broken ones. Full replacement with new tile is rarely needed for the tiles themselves.

What affects the cost

We price every job after inspecting and measuring the roof. These are the main factors:

  • How many tiles can be salvaged vs replaced
  • Availability of matching tile
  • Underlayment and flashing renewal
  • Roof pitch, height and access
  • Ridge, hip and mortar work

Clay Tile FAQ

Can I walk on a clay tile roof?

It is best not to. Clay tiles can crack under foot. Roofers step only on the strongest points or use walk boards.

How to repair a hole in a roof tile?

A cracked or holed clay tile should generally be replaced rather than patched. The roofer lifts the surrounding tiles, removes the broken one, checks the underlayment, and slides in a matching tile.

What is the best underlayment for a tile roof?

Tile roofs need a durable underlayment because the tiles shed most water but not all of it. The right product depends on the tile manufacturer's and code requirements; we specify it during the estimate.

How long does a clay tile roof last?

InterNACHI's estimated life expectancy chart lists clay and concrete tile at 100+ years with regular maintenance; the underlayment beneath usually needs renewal far sooner.
