What is TPO?

TPO (thermoplastic polyolefin) is a single-ply roofing membrane, usually white, whose seams are welded together with hot air. It is used on flat and low-slope roofs on homes, apartment buildings and commercial buildings. Because the seams are fused rather than glued, a well-welded TPO roof has strong seams, and its white surface reflects much of the sun's heat.

Often chosen for

  • Sunny roofs over top-floor apartments
  • Larger and commercial flat roofs
  • Roofs where reflective (white) roofing is wanted

Types and installation methods

Mechanically attachedMembrane fastened through the insulation into the deck, with fasteners hidden in the welded seams.
Fully adheredMembrane glued to the insulation board; no fasteners through the sheet.
ThicknessCommon membrane thicknesses are 45, 60 and 80 mil; thicker sheets have more material over the reinforcing scrim.

Pros and cons

ProsCons
  • Heat-welded seams that fuse the membrane together
  • White, reflective surface that stays cooler in summer
  • Lightweight single-ply system
  • Can be re-welded for some repairs while the membrane is still in good condition
  • Seam quality depends heavily on the installer's welding
  • Can be punctured by dropped tools or foot traffic
  • Older, weathered TPO can be harder to weld repairs onto
  • White surface shows dirt

How long does TPO last?

Estimated life expectancy: 7–20 years (TPO), from InterNACHI's Standard Estimated Life Expectancy Chart. InterNACHI says these figures assume regular maintenance and normal wear and are guidelines, not guarantees. Real service life depends on installation quality, drainage, exposure and upkeep.

Signs your TPO roof needs repair

  • Open or lifted seams
  • Punctures or cuts near HVAC units
  • Membrane shrinkage pulling at edges and flashings
  • Ponding water that stays more than a couple of days
  • Wet insulation found under the membrane

Repair or replace?

Repair when the damage is limited (a puncture, a short open seam, a flashing detail) and the insulation below is dry. Replace when seams are failing across the roof, the membrane has become brittle, or large areas of insulation are wet. We check with photos and, where needed, by cutting a small test core.

What affects the cost

We price every job after inspecting and measuring the roof. These are the main factors:

  • Roof size and shape, and number of penetrations (vents, drains, HVAC curbs)
  • Tear-off: how many old layers must be removed
  • Insulation: replacing wet boards, adding tapered insulation for drainage
  • Membrane thickness and attachment method
  • Parapet walls, flashing, coping and drains
  • Access, hoisting and debris removal

TPO in Brooklyn & NYC

On Brooklyn rowhouses and apartment buildings, TPO is often chosen for roofs above top-floor units that get hot in summer. Flashing at parapet walls, bulkheads and skylights is where most leaks start, so we pay as much attention to those details as to the field of the roof.

Our process

  1. Inspection & photos
We inspect the roof, drains and flashing and document what we find.
  2. Written estimate
Scope, materials and options in writing before work starts.
  3. Installation or repair
TPO work done to the manufacturer's instructions. [Owner: manufacturers/brands you install]
  4. Clean-up & final photos
Debris removed, final walkthrough and photos.

TPO FAQ

What is TPO in roofing?

TPO stands for thermoplastic polyolefin. It is a single-ply roofing membrane, usually white, installed on flat and low-slope roofs, with seams welded together using hot air.

Is TPO more expensive than shingles?

They are used on different roofs. Shingles need a pitched roof, while TPO is for flat and low-slope roofs, so you rarely choose between them. Cost for either depends on roof size, tear-off, insulation and details.

What are the downsides of TPO roofing?

Seam quality depends on the installer's welding skill, the membrane can be punctured, and repairs on old, weathered TPO can be harder to weld. Good installation and periodic inspections address most of these.

What's better, TPO or EPDM?

Neither is better for every roof. TPO has heat-welded seams and a reflective surface; EPDM is flexible rubber with a long track record and simple repairs. We recommend one based on your roof's size, sun exposure, traffic and budget.

How long does a TPO roof last?

InterNACHI's estimated life expectancy chart lists TPO at 7–20 years with regular maintenance. Installation quality, drainage and upkeep make a big difference.
