What is EPDM?

EPDM (ethylene propylene diene monomer) is a synthetic rubber roofing membrane, usually black, used on flat and low-slope roofs. It is flexible in cold and heat, has been used on commercial and residential roofs for decades, and is relatively simple to patch. Its seams and flashings are joined with tape or adhesive, so those details decide how well an EPDM roof performs.

Often chosen for

  • Rowhouse and brownstone roofs with little foot traffic
  • Roofs with complex shapes, where a flexible membrane helps
  • Owners who want a repair-friendly system

Types and installation methods

Fully adheredMembrane glued to the insulation or deck; common on rowhouse roofs.
Mechanically attachedFastened with plates and battens hidden under seam strips.
BallastedLoose-laid and held down with stone; less common on small residential roofs.
ThicknessCommon thicknesses are 45, 60 and 90 mil.

Pros and cons

ProsCons
  • Flexible in hot and cold weather
  • Long track record on low-slope roofs
  • Large sheets mean fewer seams on small roofs
  • Patching is relatively straightforward
  • Seams and flashings rely on tape or adhesive and are the usual leak points
  • Black EPDM absorbs heat (white EPDM exists)
  • Can be punctured by foot traffic or debris
  • Membrane can shrink over time, pulling at flashings

How long does EPDM last?

Estimated life expectancy: 15–25 years (EPDM rubber), from InterNACHI's Standard Estimated Life Expectancy Chart. InterNACHI says these figures assume regular maintenance and normal wear and are guidelines, not guarantees. Real service life depends on installation quality, drainage, exposure and upkeep.

Signs your EPDM roof needs repair

  • Seam tape lifting or seams opening
  • Membrane pulling away at parapets or edges (shrinkage)
  • Bubbles or blisters in adhered areas
  • Punctures and cracked flashing boots
  • Ponding water and clogged drains

Repair or replace?

A few open seams, a puncture or a failed pipe boot can be repaired with EPDM patches and primer-applied tape. When shrinkage has pulled flashings loose all around the roof, seams are failing everywhere, or the insulation beneath is saturated, replacement is usually the better investment.

What affects the cost

We price every job after inspecting and measuring the roof. These are the main factors:

  • Roof size and number of penetrations
  • Tear-off of existing layers
  • Insulation replacement or added tapered insulation
  • Membrane thickness and attachment method
  • Flashing at parapets, chimneys, skylights and bulkheads
  • Access and debris removal

EPDM in Brooklyn & NYC

EPDM, often just called a rubber roof, is common on Brooklyn rowhouses and small multifamily buildings. Many leaks we find on rubber roofs come from parapet flashing and old patches, not the open field of the membrane.

EPDM FAQ

What does EPDM stand for in construction?

EPDM stands for ethylene propylene diene monomer, a synthetic rubber. In roofing it refers to a single-ply rubber membrane used on flat and low-slope roofs.

Can an EPDM roof be coated?

Yes. EPDM roofs can be coated with compatible coatings (for example to make a black roof reflective), but the roof must be clean, dry and sound first. A coating will not fix failed seams or wet insulation.

What is the minimum pitch required for a rubber roof?

EPDM is made for flat and low-slope roofs, but the roof should still drain so water does not pond for long periods. Manufacturer and code requirements apply; we check drainage during the inspection.

Is a rubber roof the same as EPDM?

Usually, yes. 'Rubber roof' commonly means an EPDM membrane, although some people also use it for other single-ply membranes.

How long does an EPDM roof last?

InterNACHI's estimated life expectancy chart lists EPDM rubber at 15–25 years with regular maintenance.
