Roof Leak Repair FAQ

Why does my roof only leak in heavy rain?

Leaks that appear only in heavy or wind-driven rain usually come from flashing, parapet walls, coping or a drain that backs up when flow is high. Light rain does not reach those weak points. A roofer has to inspect those areas directly.

Can a roof leak be repaired without replacing the roof?

Yes, in most cases. If the rest of the roof is in good shape, repairing the flashing, seam or penetration that is leaking is the right fix. Replacement only makes sense when the roofing has failed over a large area.

Does homeowners insurance cover roof leaks?

Policies usually cover sudden damage, such as a storm tearing off roofing, and often exclude leaks caused by wear or lack of maintenance. Check your policy. We can provide photos and a written report of the damage for your claim.

How do you find a roof leak?

We start from the interior stain, then inspect the roof above and uphill of it: flashing, seams, penetrations and drains. Water travels along decking and joists, so the entry point is often not directly above the stain.
