What is Slate Roofing?

Natural slate is split stone, installed as shingles (also called slate tiles) on pitched roofs. A quality slate roof can last generations, but it is heavy, brittle under foot, and often outlived by its nails, flashing and underlayment. Good slate work means replacing broken slates with matching ones using slate hooks or copper nails, and renewing flashing without damaging the slates around it.

Often chosen for

  • Historic and older homes with original slate
  • Owners planning to keep a home for a long time
  • Roofs structurally able to carry the weight

Types and installation methods

Natural slate shingles / slate tilesQuarried stone, available in different colors, sizes and thicknesses.
Slate repairReplacing cracked or slipped slates with matching slate, fastened with hooks or copper nails.
Synthetic slateA lighter, man-made alternative (see our synthetic shingles page).

Pros and cons

ProsCons
  • Very long service life with good maintenance
  • Non-combustible and natural appearance
  • Individual slates can be replaced
  • Heavy: the roof structure must support it
  • Breaks if walked on incorrectly
  • Matching color and size on older roofs can be difficult
  • Fewer roofers have slate experience

How long does Slate Roofing last?

Estimated life expectancy: 60–150 years (slate), from InterNACHI's Standard Estimated Life Expectancy Chart. InterNACHI says these figures assume regular maintenance and normal wear and are guidelines, not guarantees. Real service life depends on installation quality, drainage, exposure and upkeep.

Signs your Slate Roofing roof needs repair

  • Cracked, broken or slipped slates
  • Slates on the ground or in gutters
  • Rusted nails letting slates slide
  • Failed flashing at chimneys, valleys and dormers
  • Leaks with no visible broken slate (often flashing or underlayment)

Repair or replace?

Most slate roofs need repair, not replacement: replacing broken slates and renewing flashing. Replacement is considered when a large share of slates are delaminating or soft, or when the nails have failed across the roof. Even then, sound slates can often be salvaged and reused.

What affects the cost

We price every job after inspecting and measuring the roof. These are the main factors:

  • Number of slates to replace and availability of matching slate
  • Roof height, pitch and access (scaffolding)
  • Flashing renewal (copper, lead-coated copper)
  • Underlayment and deck repair
  • Salvage vs new slate for replacements

Slate Roofing FAQ

What's the average cost to repair a slate roof?

It depends on how many slates need replacing, whether matching slate is available, the roof's height and access, and whether flashing needs renewal. We give a free written estimate after inspection. [Owner: optional typical price range from your own jobs. Leave out if you prefer quoting per job]

Can you walk on a slate roof?

Walking on slate can crack it. Experienced slate roofers use ladders, hooks and roof jacks to spread their weight. Homeowners should not walk on slate roofs.

Can you repair just a section of a slate roof?

Yes. Individual slates and sections can be replaced and flashing renewed without replacing the whole roof.

How long does a slate roof last?

InterNACHI's estimated life expectancy chart lists slate at 60–150 years with regular maintenance. Flashing and nails often need attention much sooner.
