Roofs we work on in Manhattan

  • Brownstones and townhouses: flat or low-slope roofs with parapets, skylights, bulkheads and chimneys
  • Co-op and condo buildings: flat roofs with equipment, drains and roof decks, coordinated with the board and managing agent
  • Walk-ups and mixed-use buildings: multi-ply flat roofs, coping, flashing and drainage
  • Mansards, dormers and slate or metal details on older buildings

What's different about roofing in Manhattan

  • Access and logistics: no driveways, limited parking, materials carried through bulkheads or hoisted with sidewalk protection
  • Board and building requirements: certificates of insurance, work hours, elevator reservations and protection of common areas
  • Permits: some roof work requires NYC Department of Buildings permits; we tell you what applies to your job
  • Neighbors: attached buildings share parapets and flashing, so leaks can come from the building next door

Roofing in Manhattan: FAQ

Do you do roofing work in Manhattan?

Yes. We travel from our Brooklyn office in Borough Park to roofing jobs in Manhattan: brownstones and townhouses, co-op and condo buildings, walk-ups and mixed-use buildings. Call (347) 888-9591 for a free estimate.

Can you provide a certificate of insurance for my co-op or condo board?

Most Manhattan co-op and condo boards and managing agents ask contractors for a certificate of insurance naming the building before work starts. We are licensed, bonded and insured. [Owner to confirm COI turnaround time and the additional-insured wording you can provide]

How do you get materials onto a Manhattan roof?

It depends on the building: through the bulkhead and stairs, by elevator with the building's permission, or by hoisting from the street with the right protection and any permits required. We plan access during the estimate.

Do you repair brownstone and townhouse roofs?

Yes. Most brownstone and townhouse roofs are flat or low-slope, and leaks usually start at parapet walls, skylights, bulkheads and chimney flashing. We repair and replace TPO, EPDM, modified bitumen and built-up roofs.

Is roof work affected by Local Law 11 (FISP)?

NYC's Facade Inspection Safety Program applies to buildings taller than six stories and covers facades, including parapets. Roof-level parapet and flashing work may need to be coordinated with your building's facade inspection; we can work alongside your engineer.
