What is Rolled Roofing?

Rolled roofing is mineral-surfaced asphalt roofing sold in rolls and nailed or adhered to low-slope roofs. It is quick to install and low in material cost, which makes it a budget option for sheds, garages, porches and small low-slope sections. Multi-layer (double-coverage) applications overlap the rolls so most of the roof has two layers, improving water resistance compared with a single layer.

Often chosen for

  • Garages, sheds and porches
  • Small low-slope sections of a larger roof
  • Short-term or budget repairs

Types and installation methods

Single-layer roll roofingOne layer with overlapped edges; the most basic option.
Multi-layer / double coverageRolls overlapped by about half their width so most of the roof has two layers.
Modified bitumen rollsA more durable, polymer-modified roll system, covered on our modified bitumen page.

Pros and cons

ProsCons
  • Low material cost
  • Fast installation
  • Works on low-slope roofs where shingles are not allowed
  • Shorter service life than membrane or multi-ply systems
  • Exposed nails and seams can leak if not detailed well
  • Less resistant to foot traffic and temperature movement
  • Some insurers and buyers view it as a lower-grade roof

How long does Rolled Roofing last?

[Lifespan: no independent source found for rolled roofing (InterNACHI's chart does not list it). Leave this out, or add a range from the manufacturer you install, with a citation]

Signs your Rolled Roofing roof needs repair

  • Cracks and splits along laps
  • Exposed or backed-out nails
  • Granule loss and dried-out asphalt
  • Edges lifting in wind

Repair or replace?

Small cracks and lifted laps can be sealed or patched. Because roll roofing is thin, a roof with widespread cracking is usually better replaced, and on a main living-area roof we often recommend upgrading to modified bitumen, EPDM or TPO instead.

What affects the cost

We price every job after inspecting and measuring the roof. These are the main factors:

  • Roof size
  • Single-layer vs multi-layer application
  • Tear-off of old roofing
  • Deck repairs
  • Edge metal and flashing

Rolled Roofing in Brooklyn & NYC

In Brooklyn we mostly see roll roofing on garages, sheds, rear extensions and porch roofs. When we say multi-layer roofing, we mean double-layer (double-coverage) rolled roofing: each course overlaps the one below by about half, so nearly the whole roof has two layers of protection. For a main rowhouse roof, compare it with membrane systems such as EPDM, TPO or modified bitumen.

Rolled Roofing FAQ

Why do insurance companies not like rolled roofing?

Some insurers view rolled roofing as a lower-grade, shorter-lived roof, which can affect coverage or premiums. Policies differ, so check with your insurer before choosing it for a main roof.

Is rolled roofing good for a flat roof?

It can work on small, low-use low-slope roofs such as sheds and garages. For a main roof over living space, modified bitumen, EPDM or TPO usually performs better.

What is multi-layer roll roofing?

It is roll roofing installed with large overlaps (double coverage) so most of the roof has two layers, which improves water resistance compared with a single layer.

Can rolled roofing be repaired?

Yes. Cracks and lifted laps can be sealed and patched, but widespread cracking usually means the roof should be replaced.
